Why don鈥檛 buyers鈥 agents show every property displaying a yard sign?

It鈥檚 a legitimate question from many prospective buyers, and an often-unrecognized service provided by the realtor. Read on to learn why a realtor may skip some homes, and how working with an Executive simplifies your home search.

Understanding Your Needs

Experienced, professional realtors spend time listening to the needs and wants of clients to streamline the home search.

The first reason for skipping a potential property is because the Executive is aware of the price range and features the clients are looking for; not all homes fit the bill. Unbeknownst to many consumers, Executives spend time becoming experts in the neighborhoods they serve, which includes viewing many homes in advance of their clients.  This allows them to have a thorough understanding of the neighborhood and the properties on the market.

In an extremely competitive market, timing is key. It does not benefit the client to spend time viewing a home that does not fit their needs, and it also creates unnecessary difficulty for homeowners who are shuffling schedules for showings.

Yard Signs Can Be Misleading

In today鈥檚 market, homes do not remain in 鈥淎ctive鈥 status long. 鈥淎ctive鈥 status means the home is available for sale and not under contract. Once the property goes under contract, the yard signs may stay up for as long as 45 days. Few agents put up sign riders to signal the property is under contract; they want to keep the interest up in the event the home falls out of contract. For this reason, many homes look like they are for sale despite no longer being available.

As an example, the chart below shows figures from the Flagstaff market for the last week of August 2021. Only 22% of the homes with yard signs were still 鈥淎ctive鈥 and available for buyers viewing homes. The remainder were under contract, essentially off the market. The likelihood of these homes coming back onto the market is extremely slim!

Final Thoughts

Prospective buyers will see a lot of signs on homes as they explore neighborhoods, which can be exciting, but only a small percentage of those homes are available for sale. An even smaller percentage of those homes will fit the features and price point the buyer desires. For this reason, it鈥檚 important to work with an Executive who can identify properties that match clients鈥 homeownership goals. Nominees for the award were submitted by peers in the association. The final selection was made by an anonymous vote by the Board of Directors.

Looking back, Glombowski says she carried an unexplainable attraction to real estate for years before deciding to make a career switch. Despite having multiple people try to dissuade her, she obtained her license in 2013. 鈥淚 was working at an orthodontist office, my kids were off to college, and I felt that I finally had the time to commit to starting my own business,鈥 she said. 鈥淲hat was the worst that could happen? No matter what, I was going to gain knowledge.鈥

He needed the cash by a very specific date, and I told him that the only real way to plan when a property will sell is by auction,鈥 said Sudduth.  鈥淚 took a chance and offered to auction it for him, saying that I would not take any payment if the property didn鈥檛 sell. I had no idea what I was doing but was determined to figure it out.鈥 Three interested parties showed up for that auction, the price soared from $500 to $7,800, and the rest is history.

As Sudduth realized that real estate auctions were an untapped niche in his area, he opted to enter auctioneer school in 1992. This refined his skills and helped him continue to grow his auction business, selling subdivisions and other properties over the next decade.  In 2018, however, Sudduth recognized that he needed to pivot his business. 鈥淥ne of the biggest challenges with auctions is getting bidders to physically show up on auction day.  The bidders are registered and qualified ahead of time, but we鈥檇 have days when four bidders would show up despite 12 registrants.  Everyone has family obligations, work obligations, and reasons that they cannot make it to the property. I knew that we would have to do something different to take the business into the future,鈥 said Sudduth. 

Moving the Business Forward

With an increase in online auctions happening on the East Coast, Sudduth was inspired to convert his in-person auctions into fully online auctions. He researched various platforms and marketing companies, eventually partnering with Wichita Designs and BidWrangler. His current proprietary, online platform advertises properties via Google ads, YouTube, drone photography, personalized videos, and provides sellers with information pertaining to the auction. 鈥淥nline auctions have been stress-free and exciting for our sellers.  The potential buyers must remove all contingencies before winning a bid, and it is common to have 20 or more bidders from across the United States,鈥 says Sudduth. By maximizing visibility, the firm typically meets or exceeds the target price and net profits the seller is looking to generate.

Early proof that the online platform was a homerun involved a farm that needed to sell in the fall of 2019. The seller first offered to sell the property to the neighbors at a price of $250,000.  The neighbors were not willing to pay the asking price, so the seller approached 皇冠体育app Sudduth Realty and Auctions and requested an online auction.  The auction attracted 49 verified and fully vetted bidders and sold for $401,000- well over the target sale price. And the happy new owners? The neighbors.

Sudduth knew moving to a cutting edge, online auction business would pay off- even before the challenges presented by COVID-19. 鈥淲hen everything in the area was slowing down due to safety precautions and in-person restrictions, we were able to ramp up our business. Live auctions couldn鈥檛 run, but we could. I couldn鈥檛 have predicted that situation, but I realize that I am extremely blessed. We have nearly doubled our business over the last year,鈥 says Sudduth.

Despite a pandemic and inventory shortage, Giles decided to obtain her real estate license in November 2020.  Since that time, she has closed 20 homes, has four more under contract, and has closed over $2.5 million in sales volume in an area where home prices average $100,000. To jumpstart real estate careers for other new agents looking to become highly productive, Giles sat down with us to share her story, strategies, and recommendations.

Why real estate?

My brother suggested that I consider real estate because he thought that I would be great at it. Then in March of 2020 I started working for a friend in the industry.  I helped her with marketing, listings, and administration, and had the opportunity to really learn the ropes and see what it was like to be a realtor.

Starting a business can be overwhelming for many people. Was there anything that helped you prepare to become a real estate agent?

In the past I鈥檝e worked my way up from factory work to tradeshow and marketing manager- so I am sure that if I focus on my goals, I can reach them. I鈥檝e worked two full-time jobs simultaneously. Getting my hands dirty and working hard isn鈥檛 new to me and I expect it. In fact, I love it. Anything involving marketing and sales excites me, especially considering my experience with public relations and marketing, so I was confident starting a real estate business was for me.

When you first started, what did you do to close your first transaction? Was it buy or sell side?

I represented the buyer in my first transaction, and we went under contract within the first few weeks of being licensed. I met my buyers through Realtor.com鈥檚 app, Opcity. They had outgrown their home and were looking for something larger.  Funny enough, I was getting ready to watch my favorite football team play when I received the lead.  I responded immediately.  They wanted to view a home that was roughly 45 minutes away from me, and they wanted to see it as soon as possible.  I had to ask them to mind my attire as I was clad in Steeler鈥檚 gear from head to toe.  They instantly fell in love with the home, and we put in a full-price offer.  It was accepted the next day, which was very exciting for all of us.

I learned a lot through the twists and turns of this first transaction, which happened to be a HUD home. My buyers were extremely appreciative of the work that I did and how the transaction was seamless for them.  They called me a few months later to list one of their properties, and I sold it for $15,000 more than they expected!

What about your first listing?

My first listing came in week three and, shockingly, it was a FSBO! The property closed for $239,000.

What made you decide to go after FSBOs?

I decided to target FSBOs because I felt that it would set me apart from other seasoned agents. Additionally, as a newly licensed real estate agent, I could practice my skills and do my best to win the listing.  I felt that if I could show them my personality and my hunger, it would sway them to give me a chance. It has worked for me. I believe I鈥檝e had 5 listings from FSBOs so far.  I鈥檝e even had a referral from a FSBO.

Did you make a business plan before getting started?

Before I was licensed, I made SMART goals to map out my first three months, six months, and year. My goal was to close one transaction each quarter for my first year. I am now getting close to closing 20 deals and will continue to keep pushing and marketing myself.

Can you describe your strategy and how it progressed during the first few months?

In my first 30 days, I created a list of influencers, physically handed them my business card, and chatted with them.  I also made social media posts a few times each week. From there I contacted local businesses and non-profits to see if I could advertise on their websites or inside the business location.

When I reached the 90-day mark, I decided to host as many open houses as possible. I believed this would be a great way to meet people, including potential buyers.  During that time, I also dedicated quite a bit of time completing various training sessions and videos.

How have you tracked your sales and marketing progress?

I would recommend that every new agent creates a personal strategy to help reach and exceed the number of closings they would like to experience throughout the year.

I created a scorecard for myself that included how many listing presentations I completed, and how many listings I won.  If I didn鈥檛 win a listing, I recorded details and reasons why I believed I missed the opportunity.

I also used a similar scorecard for listings. The scorecard helped me track if the home was on the market too long, or if my pricing strategy wasn鈥檛 dialed in as much as it should be. On top of that, I created a quarterly marketing and advertising budget so I could always monitor my ROI.  I鈥檝e received 2 listings from my advertising, so I鈥檓 watching that carefully.

What kind of client experience do you strive for? How do you build rapport?

I always put my client needs first.  I want to be more than just their eyes, ears, and their realtor in the transaction.  I want to build a trusting relationship that everyone can appreciate. I repeatedly tell my clients 鈥渄o not stress, this is what I am here for,鈥 and make sure that I do all I can to make the process seamless for them.

What is your best tip for communicating with clients?

My biggest communication tip is to listen to your client.  You can gain so much information! For example, you can learn how they like to handle business, what things are important to them, and how they prefer to communicate. If they are comfortable with you, they will trust you more easily. I generally opt to explain all the details and over communicate.  I believe that my clients respect that I鈥檓 open and transparent. I want clients to feel comfortable being open and honest about their situation and home.

Last, are you involved in your community? How do you serve the area beyond real estate?

There are a few activities that I love doing, and they help me give back to the community.  Every year I adopt a Sandusky school.  I work with the principal and teachers to develop a gift list for the classrooms- which covers everything from supplies to snacks to games. I purchase the items and then distribute them right before Christmas break, so it is extra fun. The local newspapers usually visit the school each year and write articles about the donations and needs of the students. It encourages everyone to find a way to give back in his or her own way. My recommendation is to find something you really care about and pour your heart into it.

I also sponsor a local travel baseball team and participate in Habitat for Humanity. I am known as 鈥測our friendly realtor鈥 and here to help.  I absolutely love being a realtor, meeting new people, and changing lives for the better.
