With social distancing regulations now largely in place across North America, many agents are prohibited from holding open houses. 

But rather than sit idle, there鈥檚 much you and your clients can do now to prepare for the day when the wheels of commerce start rolling again. Buyers can improve their buying position, and sellers can get their homes list-ready with a few proactive steps.

While it can typically take two to three weeks to get a property on the market, some brokers are telling their agents to use this time to get homes list-ready now.

That way, once the shelter in place and stay at home orders are lifted, you and your clients can hit the ground running. 

Be the first to market with these helpful agent tips and downloadable checklists for buyers and sellers. 

1. Enlist sellers to take video tours

Ask your sellers to take a video of their homes now. For helpful video-taping tips, see downloadable  (downloads as zip file). There are many easy-to-use digital platforms for creating virtual walkthroughs and 3D scans in addition to simple videos recorded on a smartphone. 

2. Match buyers with sellers

Now is also the time to consult with active home shoppers to find out what they鈥檙e looking for in a house. Send them digital recordings of 3-5 listings, get their feedback to help pinpoint the search and work both sides.

3. Conduct virtual listing presentations

Using a polished presentation that demonstrates you took the time to research and customize your presentation to the seller鈥檚 house puts you in prime position to win the listing.

6. Get financials in order

Agents should strongly encourage their motivated buyers to start gathering (digitally) their tax returns, 401(k) statements, pay stubs and other financial documents needed for prequalification. Refer lenders to get the process in motion and to take advantage of today鈥檚 low rates.

After a successful sale, it鈥檚 always a good idea to keep in contact with that client. But when is the best time to follow-up and when does your outreach become too much or not enough? Real estate agents grow a large portion of their business from existing clients giving referrals, whether it鈥檚 a friend telling a friend or a client posting your name on social media next to their new home. It can be tricky, but here are a few tips on how you can keep in contact with your referral network without becoming a pushy salesperson.

Keep it relevant

No one likes letters, postcards or emails that are not going to help or inform them in any way. Don鈥檛 just send something to get your name in front of them, send material that the consumer will open and use. Price updates, housing trends or holiday greetings are all examples of emails or mailings that your client can appreciate and/or find useful.

Social Media

Facebook, Instagram and LinkedIn are just a few social media platforms that are a great way to remind your referrals about your business without having to directly message them. You can share content about the real estate industry, tips and tricks to selling a home or your current listings. These topics keep you on brand but also encourage engagement from your clients to like, share or comment. You can share parts of your personal life to social media but remember to keep it simple. Business accomplishments, business announcements or family celebrations are great things to share that let your clients get to know you a bit more without being intrusive.

Events

Client appreciation events or just a small get-together to say thank you to your clients is a great way to stay in touch. This puts the control in the consumer鈥檚 hands, but also shows you care enough to invite them to a special event. These functions are also a great way to network and discuss potential business with those who are able to make it.

Be Unique

All agents want to be remembered by their customers, but not all succeed. Make sure your follow-up is unique to your brand and business. Make it personal to each client and not a generic message you send out every year. You can also do small gifts as a thank you for their business. If they have a dog, send dog treats with their thank you card! People appreciate the effort and are more likely to remember something that was personalized to their family or buying/selling experience, than a card that they鈥檝e seen a thousand times.

Write it, don鈥檛 type it

The art of a handwritten note goes a long way. When sending 鈥淭hank You鈥 or 鈥淛ust Sold鈥 cards, consider writing it by hand. This gives a personal touch to any mailing and shows that you took the extra time for that client. If you鈥檙e worried about your messy writing, don鈥檛 worry, most of us have that problem! In that case, just write the sign-off by hand and include the body of the message as text.

Spirits were high as 皇冠体育app Premier, a real estate company based in Valparaiso, hosted their public and official grand opening of their brand new location in Crown Point.

Several locations were considered for the new office, including spaces on Broadway and areas in Winfield. However, the company hit a stroke of luck when they caught wind of the Crown Point location鈥檚 availability before it even went to market.

鈥淲e love being in downtown Crown Point,鈥 said Pam Tezak, who runs the agency alongside her husband Mike. 鈥淲e started in downtown Valpo, so we decided to continue that downtown trend in Crown Point; we could not be happier with the location,鈥 continued Tezak.

皇冠体育app has enjoyed huge success, ranking number one in revenue and sales the past 3 years in Porter County. With such abundant progress, it is clear they are doing something right, and many people attribute their prosperity to the outstanding company culture they have built.

鈥淲e are all about climate and culture,鈥 explained Tezak, 鈥淎 lot of companies have their agents engaged in a lot of closed-door competition against each other. Our agents are also competitive, but it鈥檚 very collaborative and supportive; they really cheer each other on and want to see each other succeed. Company culture is crucial in today鈥檚 business world, and people are definitely taking notice of this one. In fact, several agents decided to switch companies to work directly for 皇冠体育app at this new location. Real estate agent Alex Nickla was one of them.
